Taxi to Alicante is 18 euros - Both pools have new pump systems - La Datcha has 5 separate entrances all covered by security cameras - The irrigation system is automated for 90% of the gardens - There are 4 sewerage pools but mains sewerage is being planned by the council, and LD is prepared, so no undue damage to be caused - The main 100m driveway was re-built in late 2005 by the present owners - The website is included with the sale.  La Datcha was bought in 2005 by the Crowe family (3 equal shareholders) using a Spanish limited company as the vehicle, Tower House 2005 SL.

The property was in need of considerable refurbishment and the owners closed the resort to the public until Summer 07.

The borrowing from the bank could have been higher but the owners chose to use their own capital to develop the property.

In December 2007 Michelle Crowe left the resort for personal reasons and we now seek a new investor to buy her shares and invest some additional capital to expand the business.

    Marketing Potential  

La Datcha has generated a lot of interest from specialist training/workshop companies, corporate event organizers, the European travel industry and many more. We had a large wedding in 2008 which proved that the venue has great potential. What is needed now is a capital injection to stabilize the business and to invest in marketing. We have the option to convert a large store into a conference/meeting facility that could be used for meetings or workshops when the weather is not too good.

The key is to create markets to support the excellent summer rentals, to ensure a year round revenue stream. Many agents across Europe have agreed to market the property for rentals and additional direct channels are being explored. Historically revenue has all come from just one advertising portal due to limited marketing funds, but in 2009 we already have 4 advertising channels producing a good level of business.

There are 2 established marketing websites for holiday rentals, and have an advertising and travel industry distribution plan in place for 2009/10.

Business Centre

Given the location, La Datcha would make an ideal venue for extended meetings and for accommodating staff, customers and suppliers, sleeping up to 16 individuals.

With the potential to create the meeting facility, La Datcha is far better than a hotel, and could be a huge saving on T&E. A company could use the whole facility without being interrupted by other guests, whilst it would enhance the “team building” activities within the group, where cooking and eating together is a proven facilitator at such events.

Weeks where high revenues can be created, such as July & August, the resort can continue to operate as a holiday venue.

The existing website is functioning well and needs additional optimization. There is a growing database of bookers (some of whom have returned already) and enquirers. A new website which will also be in Spanish is also now live.
